Construction Speed
Mass timber is predominantly prefabricated — panels, beams, and columns are CNC-cut in a factory, then assembled on site with bolted connections. For a 6-storey building, this can mean a structural shell in weeks rather than months. Concrete follows the pour-and-cure cycle. Each floor slab requires forming, rebar placement, a pour, and a curing period before the next level can begin. In colder Okanagan winters, that cycle slows further. Steel is also fast to erect once fabricated, but lead times for fabrication can stretch 16–24 weeks.
Cost
No structural system is cheap in BC’s current market. Mass timber typically costs 5–15% more than concrete at the structural level, but that premium can be offset by faster schedule, reduced trades coordination, and the elimination of ceiling finishes if exposed structure is the design intent. Concrete is competitive in the Interior — local ready-mix supply is strong. Steel is volatile; commodity pricing swings can move project budgets meaningfully between design and procurement.
Sustainability and Embodied Carbon
Mass timber’s environmental story is compelling. Cross-laminated timber (CLT) and glulam sequester carbon that was captured during the tree’s growth. A mass timber building carries a dramatically lower embodied carbon profile than an equivalent concrete structure — often 40–70% lower. For BC projects pursuing LEED, BCBC Step Code compliance, or institutional sustainability targets, embodied carbon is increasingly a hard requirement.
When to Choose Mass Timber
- Project type is mid-rise residential, commercial, or institutional — 4 to 12 storeys is the current sweet spot under BC code
- Sustainability goals are explicit — LEED Gold, net-zero embodied carbon targets
- Design calls for exposed structure — exposed CLT ceilings reduce finish costs and create market differentiation
